Work East

The Driver​

The client, Glorious Sun, had co-working operator tenant Victory Offices go into administration. The co-working premises remained closed for a significant period.

The client appointed CIVIS; to propose design changes for space enhancement and to take over the management of the business and space on their behalf with the goal to achieve profitability while extending the serviceable life of the fitted-out space.

The Solution​

  • Glorious Sun partnered with CIVIS to take over the operation of their ex-Victory Offices ready-built co-working space of ~2,000 sqm on Level 2 of 990 Whitehorse Rd.

  • CIVIS made design change recommendations to optimise and elevate the space whilst retaining the majority of the existing fit-out. A modest CAPEX injection was agreed with the client to best position Work East for success.

  • The total Victory Office space of circa 4,000 sqm was available. However, following analysis with the JLL Leasing team, the CIVIS team recommended to resize the retained co-working premises to ~2,000 sqm. The best outcome for the client was determined as several spec suites over the balance of the floor, complemented by the refreshed co-working space amenity operated by CIVIS.

  • The CIVIS team worked with the Glorious Sun team to develop a new client-owned brand and collateral, then to rebrand and launch the space. The space relaunched under the name Work East.

  • Glorious Sun has full ownership of Work East with CIVIS engaged under a management agreement. The CIVIS team took over the management of the space with CAPEX modifications within 4 months.
