CIVIS are also right sizing the flex operation, working with leasing agents to hand back some of the space to traditional tenants as demand arises.
The Solution
- Sun Venture partnered with CIVIS to take over the operation of their WeWork ready-built coworking space ~3,114 square meters on GF, L1,L2 & L4 at 50 Miller Street.
- A key need was to quickly take over management seeking to retain the existing customers. This was a challenging task due to WeWork’s desire to move their customers to their other active sites and remove their infrastructure from 50 Miller. The CIVIS team managed this process to be as seamless as possible, setting up Miller Workspaces to relaunch as profitable as possible.
- The CIVIS team are working with the client to put the Asset’s needs first, proposing a right sizing strategy for 50 Miller. Meaning CIVIS will operate GF, L1, L2 & L4 immediately with the goal to compress the flex customers into GF, L1 and L2 only, freeing up L4 to be leased to a larger traditional tenant as that interest arises.
- The CIVIS team worked with the Sun Venture team to rebrand the space. The brand and all collateral are owned by the client. The space will relaunch under the name Miller Workspaces.
- Sun Venture has full ownership of Miller Workspaces with CIVIS engaged under a management agreement, being the engine that runs and activates the space. The CIVIS team transitioned to management with minor further investment by the client within 3 months.

The client appointed CIVIS; to propose design changes for space enhancement and to take over the management of the business and space on their behalf with the goal to achieve profitability while extending the serviceable life of the fitted-out space.
The Solution
- Glorious Sun partnered with CIVIS to take over the operation of their ex-Victory Offices ready-built co-working space of ~2,000 sqm on Level 2 of 990 Whitehorse Rd.
- CIVIS made design change recommendations to optimise and elevate the space whilst retaining the majority of the existing fit-out. A modest CAPEX injection was agreed with the client to best position Work East for success.
- The total Victory Office space of circa 4,000 sqm was available. However, following analysis with the JLL Leasing team, the CIVIS team recommended to resize the retained co-working premises to ~2,000 sqm. The best outcome for the client was determined as several spec suites over the balance of the floor, complemented by the refreshed co-working space amenity operated by CIVIS.
- The CIVIS team worked with the Glorious Sun team to develop a new client-owned brand and collateral, then to rebrand and launch the space. The space relaunched under the name Work East.
- Glorious Sun has full ownership of Work East with CIVIS engaged under a management agreement. The CIVIS team took over the management of the space with CAPEX modifications within 4 months.

- South Haven Group partnered with CIVIS to operate ~1,019 sqm of white-labelled flexible workspaces on Level 5 of 73 Northbourne Avenue.
- The primary objective was not only to fill the space, but to also swiftly assume management and retain existing customers, given the 50% occupancy rate at the time. Since key customers were beginning to leave, a quick transition allowing the CIVIS on-site team to focus on customer retention was prioritised.
- The CIVIS Team worked with the South Haven team to refresh and relaunch their existing brand name “Haven Workspaces” that is owned by South Haven Group with aspirations to use it across their growing portfolio.

- The CIVIS Team worked with the Melbourne University marketing team to create the brand name “Melbourne Connect Co-working” (MCC). This distinctive brand identity, owned by Melbourne University, holds the potential for future expansion and utilisation across their growing portfolio.
- MCC includes flexible private offices, meeting rooms and open plan desks, as well as amenity offerings such as a podcast studio, communal areas and a multi-purpose event space.

- The CIVIS Team worked with the Goldfields Marketing team to create the brand name “The Loft”. This distinctive brand identity, owned by Goldfields, holds the potential for future expansion and utilisation across their growing portfolio.
- The Loft includes flexible private offices, meeting spaces and open plan desks, as well as amenity offerings such as a clubhouse, bookable spaces, podcast studio and a multi-purpose event space. CIVIS also integrated with the premium rooftop bar offering in the asset.
The Quantum Terminal

- The CIVIS Team worked with the NSW Government to create the brand name “The Quantum Terminal” (TQT), to help represent a space and community that support the tech and quantum computing ecosystem in Sydney.
- As a heritage asset, the CIVIS and JLL PDS team thoughtfully designed and operated the space, ensuring compliance with heritage guidelines.
- TQT offers flexible private offices, meeting spaces, and open-plan desks, alongside a dedicated 900 sqm floor that serves as a versatile event space. This dynamic area can be booked for private events or utilised as collaborative space for TQT and other neighbouring tech communities.

- Manulife US Real Estate Investment Trust (“MUST”) partnered with the Flex by JLL Team to design, build and operate ~15,407 sq. ft. of flexible workspace at 500 Plaza Drive in Secaucus.
- The Flex by JLL Team will work with MUST to create a brand name that is owned by MUST and speaks to the uniqueness of 500 Plaza Drive.
- Drawing upon their extensive history of collaboration in facility management, capital markets brokerage, leasing and development services, MUST has entrusted Flex by JLL with the responsibility of driving incremental returns for 500 Plaza Drive. Rather than opting for traditional lease spaces, the focus is on leveraging coworking to maximise profitability and create additional value for the property.

- Shorenstein partnered with the Flex by JLL Team to operate ~27,971 sq. ft. of flexible workspace branded as “The Pitch”.
- Minimal capital investment was required to take over the operation of this space, growing the occupancy in 6 weeks from 0% to over 40%.
- The Flex by JLL Team signed a larger flex customer to occupy 4,800 sq. ft. of space, reconfiguring an area of the space to accommodate 140 of the customers employees.
- Responding to the increasing demand for meeting space rentals in the market, The Pitch has capitalised on this opportunity by transforming offices within their space into versatile meeting rooms, using mobile AV equipment.
